A la hora de <a href=\"http:\/\/www.redpiso.es\/listado\/compra\/viviendas\/\"><strong><em>comprar una vivienda<\/em><\/strong><\/a> es m\u00e1s recomendable decantarse por el pr\u00e9stamo, ya que el leasing se suele utilizar cuando se piensa sacar <strong><em>rentabilidad al inmueble<\/em><\/strong>.<\/p>\n<h2><strong>Leasing<\/strong><\/h2>\n<p>Consiste en adquirir una casa en<a href=\"http:\/\/www.redpiso.es\/listado\/alquiler\/viviendas\/\"> <strong><em>r\u00e9gimen de alquiler<\/em><\/strong><\/a> por 10 \u00f3 15 a\u00f1os y despu\u00e9s decidir si se quiere comprar o no.<\/p>\n<p>Una de las ventajas del leasing es que financia hasta el 100%, frente al pr\u00e9stamo que no ofrece m\u00e1s del 80%. Adem\u00e1s, permite una mayor desgravaci\u00f3n porque se obtiene una gran rentabilidad (tanto financiera como fiscal). Por esto, existe la posibilidad de ahorrar fiscalmente en los primeros a\u00f1os con el leasing.<\/p>\n<p>Las desventajas que incluye este tipo de financiaci\u00f3n son que la casa no es de nuestra propiedad hasta que no la compramos y que los <strong><em>plazos de pago<\/em><\/strong> son r\u00edgidos.<\/p>\n<p>Si lo que buscamos es adquirir un inmueble (local o vivienda) para utilizarlo como <a href=\"http:\/\/www.redpiso.es\/listado\/alquiler\/oficinas\/\">oficina<\/a>, la opci\u00f3n m\u00e1s recomendable es el leasing porque obtendremos una gran rentabilidad.<\/p>\n<h2><strong>Pr\u00e9stamo<\/strong><\/h2>\n<p>Suele ir en funci\u00f3n del Euribor y de los <strong><em>tipos de inter\u00e9s<\/em><\/strong>, a menos que se trate de una <a href=\"https:\/\/www.redpiso.es\/news\/la-diferencia-una-hipoteca-tipo-fijo-variable\/\"><strong><em>hipoteca a tipo fijo<\/em><\/strong><\/a>.<\/p>\n<p>Las ventajas de los pr\u00e9stamos son que la casa es de nuestra propiedad desde el primer momento y que los plazos de pago son m\u00e1s flexibles que en el leasing.<\/p>\n<p>En cuanto a las desventajas, conlleva una serie de gastos como los gastos notariales, de registro y de gestor\u00eda y no se suele financiar el 100% del importe, sino un 70%-80%.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tanto el leasing como el pr\u00e9stamo son dos m\u00e9todos de financiaci\u00f3n inmobiliaria.
